SELECT A BUILDER

We always suggest our clients to meet with various builders. This allows you to discuss topics and ideas that will help you determine compatibility. You want to be sure you can communicate effectively during the construction process, this allows the builder and client to continue an ongoing relationship during the building process.
DETERMINE A BUDGET

Think real hard and smart to determine how much you can afford on a monthly house payment . Keep in mind added items in your monthly payment such as property taxes, homeowner's insurance and possibly private mortgage insurance. Try not to max out your budget but stay within what you feel you can support, this will keep you and your family from going house poor.
FIND A HOUSE PLAN

This could mean designing one with the help of an architect, a designer or looking for a pre-drawn plan in a magazine or on the internet. Builders are always more than happy to share plans. If multiple plans offer pieces to the puzzle, see if they can be integrated into one plan that works for you. This allows you to have the custom design you’ve been planning.
MEET WITH THE BUILDER

Meet with the builder with an idea of a budget and plan (or a basis for a plan), the builder you selected and begin working on a construction budget. This preparation will make the remaining steps seamless.
DETERMINE THE RIGHT FINANCING

Local bankers are always ready and willing to assist with this. This doesn’t mean they are the best choice. Talk with your builder to get the best practice in this case as it could save you thousands of dollars by time of completion. When you know what you are looking for, it is much easier to find it.
BUDGET, PLANS, SPECIFICATIONS

There must be no short cuts taken here. The attention to detail means from this point on in the project it should be smooth sailing during the full construction process. Your builder should go over all aspects of the documentation with you to help you understand all details.
PRE-CLOSING

In order to process the loan, the lender will need plans, specifications and an executed contract. The plans and specs will assist with an appraisal, a title company will clear the property for the new loan, and final documentation will be verified. Once everything is checked, you are ready to close the loan and begin construction. This is where you will bring any money needed for the transaction.
CONSTRUCTION

A good builder will provide you with scheduled events for the start to finish steps in building your new dream home. The time needed varies with the size and difficulty of the project. We always suggest meeting at least once a week to stay on top of the progress, answer questions, take in new ideas before it’s to late, and so on.
PROJECT COMPLETION
When the project gets within 10% (or so) of becoming your new dream home, the builder will notify you of certain things that may include: locking in the loan interest rate, getting homeowner insurance, setting up your utilities, going over the warranty and completing a checklist. Once the list is complete, the home is complete and your ready to move in.
